Condo I Spring Newsletter

The Mattabasset Condo I Board would like to thank all owners and tenants that comply with and respect the Unified Rules and Regulations. At this time, the Condo I Board feels it is necessary to repeat key points which have been ignored by a minority of our residents.

Courtyard Behind Decks

This area is reserved for the quiet enjoyment of ALL residents. This area is NOT a recreation area. No playing ball, frisbee, golf, no kiddie pools, etc. This area is also NOT for pets.

Your Condo I Board has received complaints and is levying fines where appropriate. The Board is asking for your cooperation. It is not the intention of the Board to levy fines. However, it is the Board's obligation to act where needed.

Please be considerate and respectful of your neighbors. Remember, we live in close proximity of each other.

Designated Play Areas

  • Grassy area around pool
  • Grassy area by swing set / picnic area
  • Hard top and grassy area at the basketball court

Window Air Conditioners

Please remember that window air conditioners are NOT allowed in Condos I, II or III. Alternatives for cooling upper level are self standing AC units or fans.

Grills

For safety reasons, grills should be placed away from building walls and deck partitions.

Important Safety Point:  Clothes Dryer Lint Filters

According to the National Fire Protection Association (NFPA), an estimated 16,800 reported home structure fires involved clothes dryers. An article in CAI magazine included the following recommendations to help prevent dryer vent fires. The Condo I Board would like to pass this information on to you in an effort to keep us all safe.

There are three trouble areas that require proper cleaning:  the lint traps, the dryer vents, and the areas surrounding the dryer. Therefore, regular cleaning maintenance must be done in order to reduce the chances of a dryer fire.

  1. Clean the lint trap BEFORE every use.
  2. Remove nearby combustibles around the dryer to include any loose articles of clothing or lint.
  3. Finally, your dryer vent should be professionally cleaned on an annual basis, at the very least. It is crucial that your dryer vent cleaning service be performed by a licensed and certified professional. The Chimney Safety Institute of America (CSIA) has a listing of professional cleaners in each state that have received the certification of "Certified Dryer Exhaust Technician (CDET)."
